BP Real Estate LLC provides the following real estate services, which may be subject to separate written agreements:

• Commercial Real Estate — Acquisition, disposition, leasing, and advisory services for commercial properties.
• Property Management — Full-service property management for residential and commercial landlords.
• Leasing Services — Tenant placement and lease negotiation for rental properties.
• Investor Consulting — Real estate investment strategy and portfolio advisory.
• Referral Services — Connections to licensed agents within and outside our brokerage network.
• Real Estate Education — Pre-licensing courses, continuing education, and professional development through BP School of Real Estate.

BPRE reserves the right to add, modify, or discontinue any service at any time without prior notice. Engaging any service may require execution of a separate service agreement, listing agreement, management agreement, or buyer/tenant representation agreement.

BP Real Estate LLC operates as a licensed real estate brokerage in the following states:

• Virginia — Licensed by the Virginia Department of Professional and Occupational Regulation (DPOR)
• Maryland — Licensed by the Maryland Real Estate Commission
• North Carolina — Licensed by the North Carolina Real Estate Commission
• Georgia — Licensed by the Georgia Real Estate Commission and Appraisers Board

All BPRE agents operating under our license are required to comply with the laws, rules, and regulations of the state(s) in which they practice. BP School of Real Estate is separately licensed by the Virginia DPOR as an approved real estate education provider.

BPRE represents buyers, sellers, landlords, and tenants in real estate transactions. The specific nature of any agency relationship — including dual agency and designated agency — will be disclosed in writing as required by applicable state law prior to providing substantive services.

Nothing on this website constitutes the formation of an agency relationship. An agency relationship is only established through a duly executed written agreement signed by an authorized BPRE representative.

By using this website and our services, you agree not to:

BP School of Real Estate is a Virginia DPOR-licensed real estate school. Course enrollments, tuition payments, cancellations, and refunds are governed by separate enrollment agreements and BP School's policies in accordance with DPOR regulations.

Completion of pre-licensing education through BP School does not guarantee passage of any state licensing examination or the issuance of a real estate license. Students are responsible for meeting all applicable state licensing requirements independently.

Property management services are governed exclusively by a signed Property Management Agreement between BPRE and the property owner. In the event of any conflict between these Terms and a signed management agreement, the management agreement shall control.

BPRE acts as an agent for property owners and does not assume ownership or title to any managed property. Tenant relationships, including lease execution, security deposit handling, and maintenance obligations, are governed by applicable state landlord-tenant laws.

BPRE reserves the right to modify, update, or replace these Terms and Conditions at any time at our sole discretion. Changes will be posted on this page with an updated "Last Updated" date. Your continued use of our website or services following the posting of changes constitutes your acceptance of the revised Terms.

We encourage you to review these Terms periodically. Material changes will be communicated where practicable via the contact information you have provided to us.

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Commonwealth of Virginia, without regard to its conflict of law provisions.

Any disputes arising out of or relating to these Terms or your use of our services shall first be subject to good-faith negotiation. If negotiation fails, disputes shall be resolved through binding arbitration in Portsmouth, Virginia, in accordance with the rules of the American Arbitration Association, unless applicable law requires otherwise.
